July 2020 San Elijo Hills Real Estate & San Diego County Real Estate Market Update

I hope you’re staying cool and safe and enjoying your Summer. Today in San Diego County and San Elijo Hills, the supply of homes to purchase is low, demand is high, and home values are on the rise. Multiple competitive offers are once again the norm. Homes are quickly going into escrow. And, tight lending qualifications and low rates continue to be the strength of the San Diego housing market.
There were 3,803 closed residential resales in July, 12% more than July 2019, when there were 3,395 closed sales. July marked a 22% increase over June 2020. The sales to list price ratio was 98% for all of San Diego County. Foreclosures accounted for just 0.4% of all closed sales, and 0.5% of all sales were short sales. That means that 99.1% of all sales sellers with equity.
July 2020 San Elijo Hills Real Market:
  • 25 sold homes sold in July (11 in April, 6 in May, and 13 in June)
  • 15 Active listings in San Elijo Hills
  • $347 Median Price per Square foot
  • Median Sales Price $965,000
  • 98.6% is the average percent of original asking price homes are selling for

SEH Gives-The San Elijo Hills Community Association is donating meals

SEH Gives

The San Elijo Hills Community Association is donating meals to Palomar Hospital, Kaiser, and Scripps starting today and into next week! We are donating over 1,500 meals on behalf of the residents in San Elijo Hills. All meals are being purchased from our Local Town Square Restaurants to help them “Keep Their Lights On”. The Association is donating those meals to our folks on the Front Line (in the hospitals) “Shine a Light on our Health Care Workers”. The Association feels it will help both community restaurants and lift the spirits of our first responders who are putting their health at risk to keep us safe!
