Heart’ of town nearly full in San Marcos after slow growthby Stephanie StangNovember 14, 20190189SAN MARCOS — The city of San Marcos continues to see record growth especially in one development that is nearing completion. The community of San Elijo Hills is blossoming, especially around the heart of its community known as the San Elijo Town Center.Two new restaurants will be opening in the next couple of months and next year construction will begin to offer a variety of office spaces. One restaurant will offer Spanish cuisine inspired from Barcelona while another will feature traditional American food with recipes from Colorado. The restaurateurs are looking to provide more upscale, finer cuisine compared to the casual dining currently offered on the town square according to Duncan Budinger, director of retail development from Ambient Communities.“It will have a completely different cuisine and will be a completely different experience too,” he said. “This is going to be date night. You are going to take your wife or significant other. You can sit on the patio.”Plus, more options for small retail businesses will be coming soon too when construction begins on a lot owned by Ambient adjacent to the square. Some of the options for the space include a fitness center, veterinary office, cryotherapy and physical therapy.
The long-awaited and highly anticipated San Elijo Hills Town Center is finally under construction! Ambient Communities broke ground on the Town Center in early August and began rough grading and underground utility work. To celebrate, Ambient Communities, along with Market Place tenants and newly-signed Town Center tenants, are sponsoring a “San Elijo Hills Family Fall Festival” on Saturday, September 23, 2017 from 10:00 am to 2:00 p.m. The event will be held at Town Square Park, located at the corner of San Elijo and Elfin Forest Roads. Local food, merchandise, music and family-friendly activities will be showcased. “We have received such a warm welcome from the community that we wanted to make the groundbreaking a community event,” said Duncan Budinger, Director of Retail Development at Ambient. “We are excited to bring this project to life and be a part of this special place. San Elijo Hills Family Fall Festival is the first of many exciting things to come.”

In September, the foundations and slabs for Buildings A and B in Phase One will be completed. Vertical construction will begin shortly after and the buildings will start to take shape. Phase One Construction will continue throughout 2017, with an expected opening date of Summer 2018. Phase Two will follow close behind and is expected to open in Fall 2018.

After perhaps 15 years of waiting — and trying not to lose faith — San Elijo Hills residents will finally see restaurants and shops go up on vacant land in the commercial heart of the upscale community. Grading is set to begin next week on a weedy, fenced-in patch of dirt in the middle of the sprawling master-planned development in southern San Marcos. Construction should start around October, and the first businesses could open by next spring on the 5 acres of vacant land in what is essentially downtown San Elijo.“I know there has been skepticism. I hope to cure that in a few weeks as we start creating dust and showing people what a great project this is,” said Duncan Budinger, director of retail development for Ambient Communities, which is building the project. “We fully believe we are going to meet or exceed the expectations of the community.”
