San Elijo Hills Oktoberfest

Oktoberfest!

Prost!! It’s finally here……join us for our most popular event of the year! Come to celebrate Oktoberfest with your neighbors on Sunday, October 14th from 3:00PM-6:00 PM at the lower softball field of San Elijo Hills Park!

We will be celebrating German traditions through food! Bratwurst, hot links, hot dogs, veggie dogs, potato salad, Caesar salad, sauerkraut, soft pretzels, and apple strudel will be served. Beverages will include ice water, lemonade, iced tea, and root beer floats! For all residents 21 and over, a beer garden will also be available. If you don’t drink beer, we will have several varieties of wines! You must bring a valid state-issued driver’s license or ID. Four drink tickets will be given per household. No outside alcohol will be permitted into the event.  A lively DJ will be playing some German music mixed in with some modern, family-fun hits that will be sure to get you on your feet and dancing! Carnival games will be sure to entertain our young residents! We will also have face painting, pumpkin decorating, arts & crafts, a rock climbing wall, inflatables, photo booth, frog hopper ride, elephant aviation ride, zombie maze craze obstacle course, swing ride and much, much more!  Please remember to bring proof of residency to gain entrance into the event (i.e.: driver’s license with on-site address, utility bill, HOA statement, etc.). Unfortunately, we will not be able to allow you to enter the event without verifying residency. If your teens or kids come on their own, please remind them to bring identification. If you have any questions regarding the event or would like additional information, please feel free to contact your Community Director, Liz McCardle, at (760) 798-9015 or by email at sehdirector@waltersmanagement.com.

No guests will be permitted. No pets are permitted.

Important! You must submit plans prior to making improvements

The Association has observed an increase in owners modifying their front yards without obtaining prior approval. With the current climate and drought conditions, we understand that owners are motivated to quickly throw in rock or decomposed granite along with small succulents. However, this is not always the best solution for the community as a whole. The Board of Directors has agreed to strictly enforce these infractions, and are in discussions on a fine policy to address these matters.

Please remember the following:
• Changes to homes and landscaping require architectural approval. Any change to your landscaping or home must be approved by the San Elijo Hills Architectural Committee (AC) prior to the commencement of work. The AC meets every month on the 2nd Wednesday. The Application and plans should be submitted well in advance of this meeting.
• Homeowners are responsible for maintaining their yards all year long. Please remember to keep yards trimmed, edged, and planter beds clean. Homeowners should pull weeds, trim bushes, mulch planters, remove and replace any dead vegetation, and generally clean landscaped areas regularly.
• Inspect fences, doors, shutters, etc. on an annual basis and paint as needed. A number of homes in San Elijo Hills are in need of some tender loving care. Garage doors, front doors, shutters, wood siding, and trim should be painted every few years or as needed. In addition, all wooden fences should be inspected annually and either stained or painted. If your home is over 10 years old, it may be time to consider repainting the home as a whole.

Trails Committee

Do you enjoy hiking, biking or strolling any of the 18 miles of trails in San Elijo Hills? Are you looking for a way to become more involved in the community? If you answered “yes” to both of these questions then you may be perfectly suited to serve on the Trails Committee! The Committee is dedicated to keeping our trails safe and beautiful. If you are interested, please contact Liz McCardle at sehdirector@waltersmanagement.com for more information.

Open House Signs

The San Elijo Hills Community Association has a very specific sign policy in place regarding Open House signs in the community implemented to keep our community beautiful! The San Elijo Hills Community Association’s governing documents prohibit the display of any non-Association signs in the Common Area. The intent of the San Elijo Hills Open House Sign Policy is to (1) provide an acceptable means for homeowners to market homes for sale within the community; (2) reduce the number of open house signs used in the community; and (3) discourage the ‘alternative’ means of signage that has been used in the past (sign spinners, signs on cars, etc.).  We are seeing an increasing number of unapproved signs, signs with balloons, flags, and riders that are directly in conflict with our policy. Here are some highlights:  Approved Open House signage is allowed for use on Saturday’s and Sundays from 1:00 – 4:00 pm only. No riders, balloons, flags or other attention generating devises may be used with the sign. Only one sign directing traffic either left or right may be installed at each corner. The first homeowner or agent to reach an intersection on route to their open house will place their sign at the given location. If another homeowner or agent has an open house along the same route, an additional sign is not needed. Homeowners or agents should continue to the next intersection on route to the open house and place their sign as necessary. In many cases, several open houses can be served by the same directional sign. It is your responsibility as the homeowner to notify your agent of the policy prior to putting out their signage. If it does not follow the guidelines, it will be removed and disposed of. The Open House Policy can be found on our website www.sanelijohills.net for your convenience. Thank you for your anticipated cooperation.

Paint Policy

It’s always a great time to paint your home! Many of the homes are reaching that age for a fresh coat of paint. The first indication we typically see are on wood elements such as shutters, garage doors, fascia, etc. However, we also have stucco fading and staining.

Homeowners request to either paint the original colors or change to a new color scheme. The original colors we have on file are provided by the Builder and often outdated or incomplete. Some neighborhoods we have no corresponding information on which home each scheme applies to.

In an effort to simplify the process and assist homeowners in making successful requests, the Association connected with Dunn Edwards who have created color matches to the original colors for each neighborhood.

The Board of Directors recently met and approved the color books along with a new paint policy.

If you are painting any portion of the home, approval is required. Even if it is to another scheme in your neighborhood or the original color.

There are no “pre-approved” list of schemes for any neighborhoods, however, we may have the color match to the existing color scheme provided by the prospective builders for each neighborhood.

If you are planning on painting, please provide the Home Improvement Application, paint samples identifying the specific locations they will be applied, and a photo of your home. The Architectural Committee considers the existing color themes of the neighborhoods and how the new colors are consistent to the existing schemes.

If you have any questions, please email sehstaff@waltersmanagement.com or call 760-798-9015.

Questhaven Park

While turf repair is a normal part of maintenance, the rate of deterioration of grass is accelerated when the park is used for commercial purposes or when residents heavily use the grass when it is wet. The Association will close off sections of the park when it rains until the grass is dry.

Groups have continued to use the field on these closed areas.

Please refrain from use of the turf areas when the grass is wet, and please report commercial use to Walters Management. If you are able to provide us with the business contact information, we will be happy to follow-up with the commercial entity in order to protect our parks while suggesting alternatives within the city for their use.

The goal is not to take away opportunities for residents to stay active within the community—we simply want to ensure our parks are readily available for use and enjoyed by all residents without excessive damage and unnecessary closures.

The Board of Directors feels strongly that we must continue to work together to ensure that San Elijo Hills is well maintained and continues to be a premier community in North County. Thank you for your cooperation and for doing your part to help maintain our community.

Open House Signs

The San Elijo Hills Community Association has a very specific sign policy in place regarding Open House signs in the community implemented to keep our community beautiful!

The San Elijo Hills Community Association’s governing documents prohibit the display of any non-Association signs in the Common Area. The intent of the San Elijo Hills Open House Sign Policy is to (1) provide an acceptable means for homeowners to market homes for sale within the community; (2) reduce the number of open house signs used in the community; and (3) discourage the ‘alternative’ means of signage that have been used in the past (sign spinners, signs on cars, etc).

We are seeing an increasing number of signs with balloons, flags, and riders that are directly in conflict with our policy. Here are some highlights:

*Approved Open House signage is allowed for use on Saturday’s and Sundays from 1:00 – 4:00 pm only.

*No riders, balloons, flags or other attention generating devises may be used with the sign.

*Only one sign directing traffic either left or right may be installed at each corner.
