The Board of Directors continues to work hard to invest back into our community! The following projects are in progress and part their 2022 goals:
New lighted community sign for the north entry (across from DPS)
Sign is currently being fabricated for install later this year.
Fountain renovation – in progress
We expect the renovations to the basin of the fountain to be completed by the end of the month
The submersible lights inside the fountain are being upgraded
Fountain square landscaping – almost complete
The landscape renovations to fountain square are nearly complete. The new light fixtures at the corners (by olive trees) and under the trellis are on backorder, but we are excited to see this space lit up for the upcoming holiday season.
Fountain square electrical upgrade – complete
Equipment and infrastructure upgrades were recently completed to improve the reliability of our holiday lighting installations.
Irrigation Infrastructure Renovations – in progress
Great progress continues to be made to update the community’s irrigation infrastructure. Programming and flow sensing of our new smart controllers is nearly complete which will allow the association to better manage its water usage.
Drip conversions and plant material renovations to a native, water-wise palette continue throughout the community.
NEW Stop Sign – Sagewood Way & Crescent Place
As a result of a homeowner concern, the City is adding an all-way stop sign at this intersection. Install is expected in September.

Sets Kitchen and Bar dazzles in San Elijo Hillsby David BoylanJanuary 10, 2022315To be honest I never really knew much about San Elijo Hills other than driving through it a few times on my way to San Marcos. A little research got me educated on this master-planned community with stellar views that was designed to offer small-town charm along with all of the conveniences and amenities that come with living near a city.
Recognized in Meta’s (Facebook) -Small Business Advocacy Program. Ed Philbrick has published San Elijo Life Life since 2006 with the goal of building San Elijo Hills Comunity and supporting local San Elijo Hills businesses.
Re-grading of the landscape areas to capture valuable runoff/rain water and move it away from the pond has been completed. The new specimen Oak and Olive trees have been installed and trenching has begun for new electrical supply. Planting has also started with our hardy, long-lived and low water use plant palette that is aimed to provide color and texture throughout the year.
Our new energy efficient, full color changing LED light fixtures have been ordered and software setup / programming will begin in the next couple weeks. This new advanced lighting system will allow us to develop a theme color or combination of colors to celebrate seasons, events and holidays, as well as monitor and control the system remotely. This same system will be installed and linked to the fountain square for a unified look.
Finally, the custom lighted sign and water feature is in production and will be installed near the project end, replacing the old one.
Please enjoy the attached rendering of what this masterpiece will look like once completed. Any questions about this project can be directed to SanElijoHills@waltersmanagement.com.

Ambient Communities is pleased to announce the second to last phase of its San Elijo Town Center project located in San Marcos, California, an award-winning master planned development. This Phase consists of a 7,850 SF neighborhood retail center, spanning two-stories. Three commercial suites will occupy the space. GC Dance Company, a Premier dance studio currently in Solana Beach and San Elijo Hills Veterinary Clinic have signed long-term lease agreements and the last space is currently in negotiation.
Located within walking distance to San Elijo Hills’ neighborhoods, this phase will add additional services and recreational / educational opportunities to the existing commercial and residential projects. The earlier Phases included the MarketWalk Street Shoppes and The Town Center home to professional offices, restaurants, fitness, eateries, and twenty-four Townhomes. Pacific Western Bank provided construction financing as well as the initial purchase and development funding.
“It is with great pleasure that we are now able to move forward and add another first class development to the existing line up of services, retail shops and restaurants that make up the San Elijo Community,” said Duncan Bundinger, Director of Retail Development.
